Sarasota County Service Area – Home Inspection
Are you in search of a high quality home inspector in Sarasota County? We perform home inspections in most locations throughout the county. It is a great area! Unfortunately, many of the homes and condos are getting older and the systems might need updating and/or replacement. Roofing, plumbing, HVAC and electrical all have lifespans. Home development began in the 1950s and 1960s and continues until today. Sarasota County is quite large and offers a great variety of locations and home styles. You might be purchasing a home on a barrier island, a mid-century home in an older neighborhood or a new home in one of the communities being built along Honore Avenue and surrounding areas. South County areas like Venice, Osprey and Nokomis all offer dwellings of varying ages and construction quality.
No matter where you purchase, having a quality home inspection performed is nearly always in your best interest. Portions of Sarasota County have had plumbing issues which have required replacement of many of the plumbing lines. Also the cast-iron plumbing lines underneath the older dwellings are at the age where they may be requiring replacement. Our home inspection is a professional and careful evaluation of the homes systems. If possible, it is recommended that you attend the inspection to get the most out of the process.

Sarasota County is a prized location. While the city of Sarasota is contained within Sarasota County, there is SO much more to the county. In addition to the arts and cultural aspects of downtown, Sarasota County also offers stunningly beautiful barrier islands along the water as well as established residential communities further inland. Furthermore, the towns of Osprey, Nokomis, Venice and North Port are all part of Sarasota County. The area is changing at a steady pace and the variety of home options are always increasing.
The homes in Sarasota County range from 1950s and 60s bungalow-style homes to larger homes built in the 1980s to the present. Over the course of years a home’s major systems age and may wear out. A Few Recent Notes & Observations
The Vue is a new condo development in
downtown Sarasota. Its location is hard to
miss. The building has sweeping views of
Sarasota Bay. We recently inspected one of
the condos for an occupant that had been
living there for close to a year. A handful of
issues had emerged over the course of the
year that the owners wanted repaired. One of
the issues was a leaking plate glass window
which had cause moisture damage to the
baseboards in one of the rooms. Home
buyers and homeowners alike can benefit
from a home inspection. In this case the
repairs will be done under their warranty
because their condo was not yet one year
old.Here’s a situation in Sarasota that nobody
should have inside their electrical panel.
What you see here is double tapping of the
main service feed. This homeowner decided
to take the power directly from the main taps
rather than using a breaker. Breakers are
very important safety devices because they
shut off power when an unsafe amount of
current is drawn. However if you tap directly
off of the uncapped county electrical supply,
the amount of potential power is only limited
to what FPL can supply, which is way more
than you need or want.
