One Park Sarasota Condo Inspections
One Park Sarasota is a luxury condominium tower in The Quay Waterfront District, positioned between downtown Sarasota and the bayfront near The Bay Park. With 86 condominium residences in an 18-story tower, One Park combines large private homes with an unusually extensive collection of wellness, recreation and hospitality-oriented amenities.
For a future resale buyer, the important question is not simply whether One Park is a newer building. It is how the individual residence is performing at the time of purchase. Air-conditioning systems and controls will have operated through Sarasota’s long cooling seasons, plumbing fixtures and appliances will have seen regular use, exterior doors and glazing will have experienced coastal weather, and interior finishes may reflect normal occupancy, maintenance, repairs or owner alterations.

A resale condominium inspection provides an independent assessment of accessible conditions within the residence as it exists on the day of inspection. This differs from an original construction punch list. Once a home has been occupied, the inspection shifts toward present performance, maintenance and observable condition.

One Park Sarasota New-Construction Condo Inspections
One Park Sarasota is currently under construction. The 18-story tower topped out in spring 2026, and the project’s September 2026 construction update reports completed window installation along with active interior framing, mechanical/electrical/plumbing rough-in, exterior stucco and paint, balcony ceiling work, pool installation and continuing amenity construction. Current project information anticipates completion in early 2027.
For original purchasers, an independent inspection may be useful when the residence is substantially complete and the developer permits third-party access. A pre-closing inspection supplements—not replaces—the developer’s construction, quality-control and homeowner-orientation processes by documenting observable conditions within accessible portions of the residence.
Why Inspect a Brand-New One Park Residence?
A new luxury residence contains many separately installed and adjusted components. Depending on the residence and stage of completion, an inspection may identify concerns involving HVAC operation, plumbing fixtures or drainage, electrical devices, appliances, doors and windows, cabinetry and hardware, flooring, tile or stone, sealants, paint and other finish work. The purpose is not to presume defects exist, but to independently evaluate accessible conditions before ownership transfers
If the purchase agreement and applicable warranty provide an opportunity, a later warranty-period inspection may also be valuable after the residence has been occupied and its systems have operated under everyday conditions.
