Understanding Stucco Cracks
If you’re buying a home in the Sarasota or Manatee area, you’ve probably noticed cracks in the exterior stucco. While they can look alarming, most stucco cracks are a normal part of a home’s settling process and are not a sign of serious structural problems.
As a newly constructed home settles into the ground, small movements naturally occur. Think of it like settling into a comfortable chair—the house is simply finding its final position. Because stucco is a rigid material with very little flexibility, these small movements often create hairline cracks where the home experiences the most settling.
In most cases, these cracks are cosmetic rather than structural. Homeowners are generally advised to seal them with a high-quality exterior-grade caulk to prevent moisture from entering behind the stucco, helping protect the home’s exterior over time.
Not every crack should be ignored, however. Large cracks, cracks with noticeable displacement, or cracks that continue from the exterior through to the interior of the home may indicate more significant foundation movement. These conditions deserve further evaluation.
If significant settlement is suspected, a structural engineer should inspect the property to determine whether repairs are necessary. During a professional home inspection, visible signs of excessive settlement can be identified so buyers have a better understanding of the home’s condition before closing.
