Epoch Sarasota Condominium Inspections
Epoch is an ultra-luxury bayfront condominium at 605 South Gulfstream Avenue in downtown Sarasota. Developed by Seaward Development and completed in 2021, the 18-story tower contains only 23 residences, creating a low-density residential environment on Sarasota’s bayfront. The building was designed by Nichols Brosch Wurst Wolfe & Associates, with Gilbane serving as general contractor.
The Residences
Epoch’s residences are configured primarily as half-floor and full-floor homes, with one or two residences per level. Homes are exceptionally large, generally ranging from roughly 3,680 square feet to more than 5,600 square feet, with expansive terraces, high ceilings, impact-rated glazing, private keyed elevator access, and high-end kitchens, baths, cabinetry, fixtures, and appliances.
Building Systems and Finishes
A residence of this size and complexity incorporates numerous building systems and premium finishes that warrant careful evaluation during a condominium inspection. These may include large impact-glass and sliding-door assemblies, sophisticated HVAC systems, multiple plumbing fixtures, electrical components, appliances, cabinetry and millwork, stone and tile finishes, terraces, doors, windows, and complex kitchen and bathroom installations.
Because Epoch is now an established condominium rather than active new construction, an inspection is particularly useful during a resale purchase. The review can help identify operational concerns, wear, moisture-related conditions, damaged finishes, deferred maintenance, or components that may warrant repair or further specialist evaluation.

Luxury construction and premium finishes do not eliminate the possibility of defects, deterioration, or maintenance concerns. Large residences with extensive mechanical systems, plumbing fixtures, electrical components, doors, windows, appliances, cabinetry, and specialty finishes benefit from a systematic independent review.
An independent inspection gives buyers additional information before closing, with attention to functionality, visible conditions, installation quality, signs of deterioration, and items that may deserve repair, monitoring, or further evaluation.
