New Construction Home Inspections
Are you in the process of buying or building a new home in the Sarasota–Manatee region? New home builders range in quality and attention to detail, and every builder relies on subcontractors to assemble their projects. It is fair to say you would need luck to buy a new home that did not require some sort of repair. In fact, to this day, we have not inspected a “perfect” new home.
Direct Inspections inspects the Roof, Electrical, Air Conditioning, Plumbing, Windows, Doors, Balconies, Appliances, Kitchens, Bathrooms and Interiors. We evaluate the water heater, visible plumbing supply lines and shut-off valves, under-sink waste lines, main water shut-off, HVAC air handler, HVAC condenser, electrical panel, accessible outlets, GFCI protection, doors, windows, balconies, lanais, interior surfaces (non-cosmetic issues), fireplaces, smoke detectors, laundry, kitchen, oven, dishwasher, refrigerator, bathrooms, toilet, sinks, tubs and showers.

A Real Example
An investor recently hired us to inspect two brand new houses he was buying in the same development. Both were built by the same Florida builder simultaneously. However, that is where the similarities ended.
House A
Issues found:
- Windows were tight in the frame from poor installation
- Air conditioning condenser (outside unit) was not connected to the air handler (indoor unit)
- Bathroom power vents were not hooked up
- Attic was missing insulation over the living room
- Roof had over 25 broken / cracked tiles
House B
Issues found:
- All 4 sinks were leaking (kitchen, master, guest and laundry)
- Water heater in garage was burned out (a subcontractor turned the power on while it was still empty)
- Half of the electrical outlets were wired backwards
- HVAC system was installed correctly but cooling poorly, it turned out to be low on refrigerant
