We did a roof inspection on this twenty-seven-year-old roof down in Venice. Surprisingly there were only a few broken tiles and ridge caps. It's really nice to see when a roof holds up well over the years. Sadly we see too many homes with new roofs that are heavily damaged. We inspected this stunning 6000 sqft. Lido Key house with Gulf & Bay views today. Built in 2010, the sellers really kept up with the maintenance. Not a bad place! We inspected the roof, HVAC, electrical, plumbing & the beautiful pool!
Here's a classic example of an improperly plumbed TPR drainpipe. This water heater's pressure relief pipe was running uphill which traps water against the TPR valve. This condition may cause the TPR valve (a critical safety device) to not function when needed. We recommend repairs by a qualified plumber.
This 2017 house had a screened dryer vent in the roof. This is a fire hazard. Dryer vents should never be screened (because they trap lint). Instead, they should be fitted with a damper door that will open when needed. When not in use, the damper door keeps out wildlife!

We recently inspected this beautiful 2017 home in Palmer Ranch. We performed an 11-month inspection, which is done shortly before the expiration of the builder's warranty. As expected there were a number of issues common for new construction including drainage issues between the homes & broken roof tiles.
