Hi, it’s Mike from Direct Inspections. I have been thinking about the concept of value when it comes to home inspections – here’s my thoughts.
When I look at the cost of a good home inspection, it typically costs 1% of the purchase price of the house. Comparing homeowner’s insurance at the cost of 1%-2% yearly, a home inspection by itself is not such a bad idea. By choosing a good home inspection company, you may be able to foresee future issues which may lead to large out-of-pocket payments or possibly even an insurance claim. Owning a home is expensive, there is no doubt about it. You will at some point have to shell out large sums of money to repair and maintain your dwelling. The purpose of a home inspection is to hopefully mitigate your exposure to unforeseen costs.
In my area in Sarasota, Florida there are many inspection companies with a wide range of prices. There are inspection companies that cost $200, which even at that price struggle to justify their cost. Then there are other companies that would charge $300-$500 for the same home. What’s the difference? My company Direct Inspections for example brings along a licensed roofer, HVAC inspector, Termite inspector and Pool inspector in addition to myself. For around 1% of the entire cost of the house, the homebuyer gets five independent reports from five independent companies. All inspections are included in the price. And the companies that we bring along are not small mom-and-pop (one man and a van) type companies. We bring along companies that are recognized for being of the best in our area.
